ASTERA Assisted in Opening Tezenis Store in Sadovaya

In November a store of Calzedonia chain under the brand of Tezenis will be opened in Sadovaya street. ‘Calzru’ ltd., which is developing the chain in Russia, has rented space near the underground station Sadovaya. ASTERA, an alliance member of BNP Paribas Real Estate has served as a broker in this transaction.
The shop of Italian trademark will occupy space of around 160 sq.m at the address 40, Sadovaya street, where Zarina and BeFree stores were earlier located, but their lease term ended in 2011. Part of the premise is rented by MTS company for a communication salon.

Currently in Saint Petersburg there are twenty five stores of Calzedonia Group, including the new one in Sadovaya street. They are predominantly located in successful shopping centres of Saint Petersburg, such as Galeria, Raduga, Mega Parnas and Mega Dybenko. The in-built stores get opened only on the central shopping thoroughfares of the city, the retail store in Sadovaya will be the sixth one in street-retail format. In 2007 with ASTERA assistance the first Calzedonia store outside the shopping complex was opened in Nevsky prospect.

Calzedonia chain entered the Russian market in 2003. The first store in Saint Petersburg was opened in 2007. Nowadays the Calzedonia Group representations are located in 50 cities of Russia.
According to Lyudmila Reva, the Director of Business Development at ASTERA, an alliance member of BNP Paribas Real Estate, the commercial real estate located in Sadovaya street and near the underground station ‘Sennaya ploshchad’ is of great demand among tenants of any profile. “This part of Sadovaya street lacks large space with good layout and shop windows, that is why any liquid project being again on offer gets leased within a very short period of time. At the present moment the average rental rates for premises near the underground station ‘Sennaya ploshchad’ range between 4’000 and 8’000 roubles per square meter per month. Rates for the most liquid projects can significantly surpass the specified range,” – the expert says.
