ASTERA Assisted DLS Russija Company To Rent 2?600 Square Meters in Warehouse Complex in Shushary

At the end of March 2011 ASTERA, an alliance member of BNP Paribas Real Estate, has closed the transaction in warehouse real estate sector of St. Petersburg market. Logistics company DLS Russija has leased space in terminal-logistics centre ‘Evrosib-Terminal-Sgusgary’ in Moskovskoe highway.

DLS Russija is a Russian representation of the German company DLS Land und See Speditionsgesellschaft mbH, which is occupying a leading position in the Eastern Europe in the area of ground and sea cargo transportation and warehouse logistics. The company’s offices are located in Germany, Poland, Russia and Belorussia. The company has been operating on the Russian market for more than 12 years, its branch office in St. Petersburg has been working since 2004.

The leased premise will house the first warehouse of DLS Russija in St. Petersburg. Earlier the warehouse services were rendered via outsourcing by means of involving companies-partners. But due to notable growth of demand for this type of services it was decided to rent the storage site of their own. “Annual growth of volume of stored goods and increasing need of our clients not only for safekeeping, but also for supplementary services such as re-packing, order selection, arrangement of distribution persuaded us to make a decision about investing into long-term lease of high-class warehouse complex to be managed by ourselves,” – Mikhail Platov, the Director of Branch Office of ‘DLS Russija’ in St. Petersburg, says.

Terminal-logistics centre ‘Evrosib-Terminal-Sgusgary’ was selected as it complied with the technical requirements of the tenant in the best way. The warehouse is equipped with systems of independent fire-fighting, forced ventilation, independent life-support system. The site is provided with round-the-clock security and video surveillance. Other important technical parameters include anti-dust flooring, levelling platforms with wide reception area, roofed railway ramp.

“Terminal-logistics centre ‘Evrosib-Terminal-Sgusgary’ is a new up-to-date complex of class A. Its additional advantage is its transport accessibility: it is located within 30 minutes drive from the First Container Terminal and Petrolesport terminal, in 5 minutes drive from the Ring Road and Moskovskoe highway,” – Mikhail Platov notes, – “We are planning to use the leased space in the most efficient way, that is why we are already estimating the next deliveries by cargo cubage, type and weight. We will be working not only with standard palletized freight, but also with freight of non-standard packing. The modern management system WMS has already been purchased and is now going through testing. It will combine record keeping at warehouse in St. Petersburg and operation of warehouse complexes in Germany and Poland”.

In opinion of Vera Boikova, the Head of Tenant’s Division at ASTERA, an alliance member of BNP Paribas Real Estate, at the present moment a notable demand growth can be observed in warehouse real estate sector. “Logistics companies have started looking for warehouse space, besides the retailers and production companies are searching for warehouse space for their own needs. Both dry and warm storages and temperature warehouses are in demand,” – the expert says.

According to data provided by experts of ASTERA, an alliance member of BNP Paribas Real Estate, warehouse premises of class B+ and B with the area of 500-3’000 sq.m are of the greatest demand. At the same time 25% of applications for warehouses and production sites are received from companies dealing with wholesale trading. At the beginning of 2011 the vacancy rate in warehouse projects of class A made not more than 10%, in warehouse projects of class B+ and B – 5%.
As per the company experts forecast, high level of tenants demand for warehouse space of classes A, B+ and B under conditions of low development activities and prevailing of class A projects in the current and future supply structure, may lead to shortage of warehouses in 2011-2012.
