«Pilon» Company Leased 3«000 sq.m in Business Centre ?Prisma»

ASTERA, an alliance member of BNP Paribas Real Estate has served as a broker in lease transaction for 3’000 sq.m. of office space in business centre “Prisma” by “Pilon” Ltd.
“Pilon” Ltd. is one of the leading construction companies of Saint Petersburg, which is specialized in construction, repair, restoration and reconstruction of bridges, embankment thoroughfares, transport junctions and other hydrotechnical and transport structures. The company projects include embankments and bridges reconstruction in the historical centre of Saint Petersburg, construction of new transport structures, such as Western High-Speed Diameter. The company staff amounts to over 1’500 personnel members.

Subdivisions of “Pilon” Ltd. occupy several buildings in different districts of the city. The necessity to lease space in business centre “Prisma” was caused by a planned reconstruction of one of the company buildings, located in Mayakovskogo street. When searching for a new space, the key requirements were location with convenient transport access, as well as possibility to occupy large space in one unit, so that to provide for comfortable arrangement of all services. The “Pilon” Ltd. office has occupied all five floors of one of the buildings of business centre “Prisma”.
Business centre “Prisma” is an up-to-date office project of class B+ located in the immediate vicinity of the main transport thoroughfares of the city: Nevskij prospect, Moskovskij prospect, Ligovskij prospect, Vitebskij prospect, Obvodnyj canal embankment, Marata street. The nearest underground stations are the following: Ligovskij prospect and Obvodnyj canal are in 5 minutes walking distance, Pushkinskaya and Zvenigorodskaya are in 15 minutes walk.

Business centre “Prisma” is arranged in a complex of 3-5-storey buildings, earlier occupied by sewing workshops of “Bolshevichka” factory. After complex reconstruction in 2005-2006 the interiors of these buildings have been transformed into cosy office space with wide bright corridors. During reconstruction and finishing the materials and technologies, meeting the most up-to-date quality standards and requirements of sanitary and ecologic safety, were applied. The complex is equipped with the modern ventilation and air conditioning systems “WESPER” (France). All service and communication lines were completely replaced. The complex is heated by independent gas boiler station with boilers “RENDAMAX” (the Netherlands). There is an independent transformer station within the complex area. At the present moment 85% of the business centre is occupied by the tenants.
