American Operator Gets Involved in Generation of Leisure Zone of «Shkipersky Mall» Shopping Centre

In May 2011 the Phase 2 of shopping complex ‘Shkipersky Mall’ in Malyj prospect of Vasilievsky Island will be opened. ASTERA, an alliance member of BNP Paribas Real Estate, is participating in the complex brokerage.

Within the project Phase 2 framework a large-scale leisure zone with family entertainment centre with the total area of 4’500 sq.m occupying three floors of the shopping complex will be created.

The American company QubiсaAMF is engaged in development and management of family-entertainment centre. This company is one of the world-known operators in the area of entertainment industry. The company has a wide experience in implementation of such projects all over the world. Application of American techniques will allow creating the project, which will have no equivalents in St. Petersburg – multi-format centre for the whole family fitted with the most up-to-date equipment in entertainment industry.

The shopping centre visitors will be offered a number of entertainments including bowling for kids and adults, billiards, amusement park for kids with labyrinths and holiday-animation site, Italian pizzeria, DJ bar with dance floor and karaoke, and summer terrace on the roof. “All mentioned elements of the leisure zone will be united by means of American standards application. It will help to achieve the synergy effect and will make the project truly unique in St. Petersburg,” – Sergey Sokolov, the Chairman of the Board of Directors of the Group of Companies “SiB’ says.

The first two floors will house shops and restaurants. Besides, the complex will have a car parking for 55 car spaces. Total area of Phase 2 is 11’825 sq.m. ASTERA, an alliance member of BNP Paribas Real Estate, renders brokerage services for the shopping complex. At the present moment 40% of space is already leased. Rental rates range from 800 to 4’000 roubles per square meter per month.

Volume of investments into the project has made 30 million US dollars. The investments are planned to be paid off in seven years. Currently the possibility of Phase 3 construction (with the total area of 30’000-40’000 sq.m) is considered.

Three-storey building of Phase 1 has been successfully operating since 2006. Its anchor tenants are food supermarket ‘Perekrestok’, chain of household goods stores ‘Tekhnoshok’, L’etoile, shops Bustier, Guini, Kanz, Sun Point, coffee-shop ‘Coffee House’ etc.

The shopping centre ‘Shkipersky Mall’ is located in the Western part of Vasilievsky Island. It is one of the few conceptual shopping complexes operating in Vasileostrovsky district of St. Petersburg, where over 200’000 people live.

“Availability of entertainment component in the tenants pool is now a compulsory rule for a successful retail project. In a valuable shopping and leisure complex the share of entertainment operators shall make around 20-30% of the total area of the complex. It is important for the visitors to have a possibility not only to shop, but also to have a lively time with their family and children. The retail component of a large shopping and leisure centre generates the customers flow to the entertainment area. At the same time the entertainment component generates the customers flow to the retail section, thus creating a synergy effect of these two functions. Introduction of kids centres to the shopping and leisure complexes is very beneficial: they attract additional inflow of families visiting the complex. These visitors are usually ready to pay larger sums of money than ‘non-family’ visitors,” – Lyudmila Reva, the Director of Business Development at ASTERA, an alliance member of BNP Paribas Real Estate, explains.
