Group of Companies «Svyaznoj» Rents 1?500 Square Meters in Bolshaya Konyushennaya Street

The North-Western branch of ‘Svyaznoj’ company has leased 1’500 sq.m space in office centre of class B+ in Bolshaya Konyushennaya street. ASTERA, an alliance member of BNP Paribas Real Estate, has served as a broker to the transaction.

Since early days of ‘Svyaznoj’ company business activities its central office in the North-Western region was located in business centre ‘Farvater’ in Vvedenskogo kanala street and was occupying several premises in different floors. The necessity to move emerged in connection with the company’s expansion.
The first move of the North-Western branch office of ‘Svyaznoj’ allowed increasing the business centre level, creating a representation office in the centre of St. Petersburg and arranging the company’s operation within the one whole space in one and the same floor of the building.

“When selecting space for a new office we were following several criteria. However, in the first place we were interested in spatial premise in the immediate proximity to the city centre,” – Ilja Smirnov, the Vice-President for Property Management at GC ‘Svyaznoj’ notes. – “Thanks to our cooperation with ASTERA we managed to find the variant, which was meeting our requirements to the utmost, within the shortest possible period of time. Our new office is arranged in the building located in the historical centre of the city, next to ‘Nevsky Prospekt’ underground station. It occupies the whole fifth floor, where all office departments and classrooms of training centre are arranged conveniently”.

In opinion of Alexandra Smirnova, the Head of Office Real Estate Department at ASTERA, an alliance member of BNP Paribas Real Estate, space in the historical part of St. Petersburg is of demand among companies interested in setting up a representation office. “But for service companies, the premises in the city centre are of great interest to international enterprises. In spring 2011 ‘Turkish airlines’ company and language courses centre ‘Oxford Vision’ became tenants of the business centre in Nevsky prospect with the help of ASTERA,” – the expert says.

Over the last year five transactions on lease of space in shopping centres and in-built premises of St. Petersburg have been concluded.
