ASTERA an Alliance Member of BNP Paribas Real Estate Wins a Tender

ASTERA company, an alliance member of BNP Paribas Real Estate, has become an exclusive broker of the A class office-retail complex under construction in the South-West of Moscow. An 11-storey business centre with the total area of 23’000 sq.m. will be opened in 2012. According to Alexey Ryabishev, the Head of Office Department in Astera, an alliance member of BNP Paribas Real Estate, “exclusive contracts are very rare under the current market conditions, and to represent exclusively the project of such a scale is a great honour to our company”.

The key advantage of the project is its beneficial location in the first line of Nakhimovsky prospect, in the immediate vicinity to Lomonosovsky prospect and Vavilova street. This conventionally prestigious south-western district of the capital houses the Gazprom headquarters, office of RAO UES of Russia and Sberbank building.
The status of a business district for major companies and good transport access ensure high demand for the commercial real estate in the south-western district of Moscow.

Alexey Ryabishev notes that “many back-offices of major companies, including those of oil-gas and financial sectors, are located in the South-West. Therefore, the greater part of the office space in this district is of class B. Taking into consideration the traditionally high demand for quality office space in this fully developed business area, opening of a quality business centre of class A is definitely worthwhile. It is safe to say that the project will be in demand”.

The project is distinguished for its effective layout and stylish architectural solutions. The major part of the building facades will be covered with stained glass, and the basement will be faced with natural stone. Office space with the area of 150 sq.m. and more will be offered for lease. Base rental rates will make around 550 USD per sq.m. per annum. Project infrastructure is in full compliance with A class level. It is planned to arrange a café, restaurant, beauty salon, bank, dry cleaning as well as underground car parking in the building.
