ASTERA Signs an Agreement for Consulting and Brokering Services within the Framework of Industrial Park Tosno

Trigon Capital company is executing a project of Industrial Park Tosno in Leningrad region. ASTERA, an alliance member of BNP Paribas Real Estate, renders consulting and brokering services.

Industrial Park Tosno is being implemented on the land plot of 57 ha located along the M10 highway ‘St. Petersburg – Moscow’. Potential area for construction makes 280’000 sq.m. Residents of the Industrial Park Tosno may comprise productions of classes IV and V, warehouse complexes for logistics of heavy industry products or export-import goods. In the Northern part of the plot, located closer to the town of Tosno, shopping project may be arranged.

Trigon Capital group, owned by the Scandinavian investors, is both the investor and the developer of this project. The company was founded in 1994. It has been on the Russian market for over 10 years now. The main investment directions of Trigon Capital is commercial agricultural sector, commercial and residential real estate, operating industrial enterprises. The company manages assets with the total price of over 1 billion US dollars.

Industrial parks projects are now particularly actual due to activation of industrial construction in St. Petersburg and Leningrad region. Over the last two years the large companies of different lines of business, such as MAN, Schneider Electric, Bosch and Siemens, have placed their production sites in the region. Availability of sites prepared for production arrangement is an important aspect in terms of increase of investment attractiveness of a region.

At the present moment there are 10 sites declared to be prepared for large industrial parks arrangement in St. Petersburg and Leningrad region. A prepared site means availability of redundant capacities and possibility of communications routing upon the request of a land plot tenant or buyer, as well as a possibility to issue a separate cadastral plan for the land plot in case of its acquisition.
In case St. Petersburg develops into a port and air hub, the demand for assembling, production sites and warehouse complexes will increase. Currently the pace of region development is quicker than the Russian average one, therefore it is possible to forecast that the interest in production setting from the major foreign companies side will remain strong.
