ASTERA Reports on Fast-Food Operators Development in Saint Petersburg

Since the beginning of the year ASTERA has assisted in lease of over 3’000 sq.m space to fast-food operators in in-built premises and shopping centres of St. Petersburg.

In June a new bar of KillFish chain will be opened in Sadovaya street. ASTERA, an alliance member of BNP Paribas Real Estate, has served as a lease transaction consultant. The bar in 45, Sadovaya street with the total area of around 200 sq.m is the sixth bar opened by the company since the beginning of 2011. In Q2 2011 also with assistance of ASTERA, new bars in 32, Zagorodny prospect and 62, Engelsa prospect were opened.

KillFish chain, positioned as the first discount bar in St. Petersburg, is rapidly developing: the first KillFish bar opened at the end of 2009 in 30, Vosstaniya street, and now there are 8 bars in total located both in the city centre and in dormitory districts.

At the end of May St. Petersburg fast-food chain Megaburger opened its first independent restaurant in St. Petersburg. For this purpose space of around 500 sq.m was leased in Leninsky prospect near the underground station. ASTERA company was consulting the transaction. Apart from Megaburger restaurant the leased premise houses café ‘Coffee Time / Italian Pizza’. According to Sergey Melnik, the Deputy Director General of Megaburger Ltd., the size of investment to launch two projects in Leninsky prospect made 30 mln roubles.

Megaburger chain is present on St. Petersburg market since 2009. At the present moment it comprises four projects in food-courts of St. Petersburg shopping centres and a restaurant in the town of Pushkin. As explained by Sergey Melnik, it is quite difficult to expand the brand representation in food-courts; that is why the chain is currently aspiring to develop by means of opening restaurants in dormitory districts.

In July with the assistance of ASTERA the first Subway restaurant in the Southern part of the city will be opened in Bassejnaya street of Moskovsky district. At the present moment 13 Subway restaurants are operating in the city.
Public catering operators remain being active tenants of commercial space. The most demanded space for them is premises from 150 to 500 sq.m. They are ready to pay rental rates from 1’500 to 3’000 roubles per sq.m per month for suitable areas.

In opinion of experts of ASTERA, an alliance member of BNP Paribas Real Estate, the interest of public catering operators in the dormitory districts is a trend of the recent months. “One of the reasons is shortage of liquid space supply in the central part of St. Petersburg,” – Lyudmila Reva, the Director of Business Development at ASTERA, an alliance member of BNP Paribas Real Estate, explains, - “Besides, the public catering operators are now of the opinion that the inhabitants of dormitory districts are ready to spend their free time in their dwelling districts and spend money in catering establishments located in the vicinity of their homes. As a result of that in the first months of 2011 some streets, in which this segment of public catering has not been widely presented, are now significantly supplemented with new food establishments. Leninsky prospect, Moskovsky prospect and adjacent streets are among such areas”,
