Russian School of Management rents a mansion on Vasilievsky Island with participation of ASTERA

Russian School of Management rented a facility with the total area of 408,9 sq.m located on Birzhevy per., 2 , lit. A. The mansion is an office building of Class B+. Consultant in the transaction was ASTERA an alliance member of BNP Paribas Real Estate.

As of today, all repair works have been completed in the building on Birzhevoy per., 2, lit. A, and the school has already started classes.

‘The question of location change of St. Petersburg office of Russian School of Management arose long time ago, - comments Anastasia Borovskaya, director of Russian School of Management. – We were looking for a good facility in the center of the city in order to have the most pleasant and comfortable atmosphere not only during educational process, but also during breaks. Office on Vasilevsky Island attracted us by its location, history of the place, and good transport accessibility. Due to its location in the center of the Northern Capital we are planning to make this building School’s main office which will give us an opportunity to strengthen our presence on the market and to develop our company’s activity. The change of location has already allowed Russian School of Management expanding education programs due to a greater number of rooms’, - notes Anastasiya Borovskaya. The company concluded long-term lease agreement with the owner.

In 2001 the building on Birzhevoy pereulok, 2, lit. A was defined again as an object of historical, scientific, cultural and artistic values, and now it is listed in a special Catalogue. In order to make any changes of building’s façade, owner and tenant have an obligation to get approvals from Committee on State Control Use and Protection of Historical and Cultural Landmarks.

‘We respect our historical heritage and we have decided not to change or decorate anything on the front of the building. This kind of architecture is something more then we can imagine and it cannot be changed by modern decoration’, - notes Irina Shishkina, Head of Russian School of Management office in St. Petersburg.

During repair works only one internal partition wall on the third floor was demounted under tenant’s demand which allowed organizing open space necessary for teaching and learning activities. Repair works were done by school’s own forces and at tenant’s cost.

‘Today 24 quality business centers are located (Class A, B+, B) on Vasilevsky Island with the total area of 202 thou. sq.m where 9 objects with total area of 97 thou. sq.m belongs to Class B+. Rental rates for office premises of Class B+ in Vasileostrovsky District of St. Petersburg are within 900 and 1 250 rubles per sq.m not including VAT. In this part of St. Petersburg premises are popular among companies due to their location in the center of the city and their history. In this particular case, ASTERA was able to find a quality office facility for tenant which meets all the necessary requirements. Birzhevoy pereulok is located close to the ensemble of the Spit (“Strelka”) of the Vasilievsky Island, nearby there are St. Petersburg State University, Russian Academy of Science, Zoological museum, and the Kunstkamera Museum. The district is well-known as scientific and cultural center of St. Petersburg. Moreover, this part of Vasilevsky Island is provided with infrastructure necessary for all school clients: hotels, public catering facilities, parking places, and good transport accessibility’, - comments Vera Boykova, Head of Client Relations Department at ASTERA an alliance member of BNP Paribas Real Estate.
