Land plot with area of 1.25 ha is sold in Utkina Zavod industrial park with participation of ASTERA

Land plot with area of 1,25 ha was purchased by Markiza.ru company to allocate production of sun protected goods and quickly erectable structures for private clients and corporate customers. ASTERA an alliance member of BNP Paribas Real Estate acted as a consultant of this transaction.

According to Denis Gladysh, director of Utkina Zavod Development, construction of the factory will be completed in 2015-2016. At the moment project works are in progress.

‘This land plot has an excellent location: active road approach, all necessary communications are laid on (process water, electricity, gas pipeline). This part of Utkina Zavod Industrial park is being actively developed. Construction works are already in process on the neighboring plots, there are some enterprises operating here’, - states the expert.

We recall that Utkina Zavod is a multifunctional project of territory development. Total area of the land plot is 240 ha of industrial lands which are privately owned. The plot is devoid of buildings and is divided into 4 functional zones: retail (outlet center, retail park and car dealerships), office zone (business park with apart hotel), logistics and industrial zones.

The area of industrial zone amounts to 160 ha where 100 ha have already been sold (including 4 land plots in 2014), 60 ha are planned to be commissioned in the coming 3 years.

‘Today food and industrial-logistics clusters are being actively developed in the industrial zone. Fazer, X5 Retail Group, and also Energo Impulse are the largest residents of this zone. We are satisfied with development rate of this park’s part. I think that we will fully complete the development of this territory in a period of 3-4 years’, - notes Denis Gladysh.

‘Customers’ choice is understandable. Utkina Zavod is one of the best offers of industrial land on the territory of St. Petersburg. It combines excellent location (closeness to the Ring Road, metro station near park’s territory in near future), favorable price for land plots and good technical characteristics. As of today, demand for purchasing land plots in Saint Petersburg and Leningrad region is stable. The most requested area of plots is 1-2 ha. One of the main interested parties is manufacturing companies’, - comments Vera Boykova, Head of Industrial Department at ASTERA an alliance member of BNP Paribas Real Estate.
