ASTERA leased out 1,546 sq.m in BC ‘Kantemirovsky’
With participation of ASTERA an alliance member of BNP Paribas Real Estate office premises with area of 865 sq.m and 681 sq.m were leased out in Kantemirovsky business center (Class A). Project Office and Engineering Company acted as tenants.
‘Due to the difficult macroeconomic situation in the country the price factor became one of the key factors for the majority of tenants in selecting a new office. Business centers with high renal rate are now have limited demand. During such periods office premises of Class B are less influenced by fluctuations of tenant mix and occupancy rate. For our clients BC ‘Kantemirovsky’ became an optimal offer in terms of price and quality’, - notes Vera Boikova, head of Client Relations Department at ASTERA an alliance member of BNP Paribas Real Estate.
Kantemirovsky business center is located in Petrogradsky district of Saint Petersburg, on 12 Aptekarskaya emb. Total area of business center is 49,530 sq.m, where leasable area is 45,080 sq.m. The building was erected in 1989 and it was reconstructed in 2012. Today business center is filled to more than 80%.
In Kantemirovsky business center minimum rental rate amounts to 700 RUR/sq.m/month. Maximum rate is 1500 RUR/sq.m/month. Rental payment includes VAT and municipal services.
Today 56 business centers operate in Petrogradsky district in Saint Petersburg. Majority of them (59%) refers to Class B/B+, where the forth (21,4%) and the fifth of them (19,6%) relate to Class C and Class A accordingly.
‘Petrogradsky district has always been one of five most requested districts among tenants due to closeness to centers of business activity and moderate rental rates which correspond to the quality of offered premises. As a result, vacancy in Petrogradsky district is rather low – not more than 5-7%’, - specifies Vera Boikova.
