ASTERA and SRV Group concluded an exclusive brokerage services agreement on a shopping center in Mytischi

ASTERA an alliance member of BNP Paribas Real Estate and Finnish construction and project development company SRV concluded an exclusive brokerage services agreement on retail entertainment complex in Mytischi, Moscow region. Commissioning of the object is scheduled to be completed in Q2, 2016. Investments in the construction this complex will amount to 4 billion rubles.

Retail center is located in the north-west part of Mytischi, along Mira Street in one of the most active residential housing development of Moscow region. The total area of the complex amounts to 52 000 sq.m where leasable area is 26 000 sq.m. The Project has three floors and an underground level. Developer and building owner of the project is a Finnish construction group SRV, one of the five largest construction companies in Finland. Co-investors of the project are TRINFICO Investment Group (Russia) and VICUS Group (Finland). “Mytischi is the fourth largest city in Moscow region with a population of about 200 thousand people. Due to its closeness to Moscow and developed high-road and railroad services it is a promising place for business development,” – comments Anders Liljenstolpe, Deputy General Director of SRV Group in Russia.

New project in Mytischi represents a retail complex which is open every day and, firstly, oriented towards residents of the neighbor residential districts. The first and second floors will be occupied by a large grocery market, clothing and footwear stores, sporting goods, electronics and home appliances, household goods, furniture, etc. The third floor will be organized as a big playground for children: here there will be a family entertainment center, hypermarket with children’s goods, and also a food court and family restaurants.

 “Anchor tenants of different specializations will be located on the opposite sides of the shopping mall creating the operation of each floor and providing even customer flow throughout the whole building. Underground and ground level car parks (700 car places) will allow an easy access to the shopping center for automobilists,” – forecasts Anders Liljenstolpe.

First of all, the complex is focused on family visits. According to developer’s forecasts, the mass base of customers will be represented by people up to 40 years old being be the most active consumers of goods and services. It is expected that the retail center will accept about 10-15 thousand people every day on working days, and approximately 25 thousand people during the weekends.

 “Complex location inside the area of new housing development will allow attracting residents of neighboring houses, particularly, our main target audience: parents with children. Moreover, in the immediate vicinity from the complex active development and construction of multi-storey housing is still in progress with the area of more than 2 million sq.m; and in the radius of 10-minute transport accessibility more than 700 thousand people live there who will also be able to visit our retail and entertainment complex. Favorable location and strong tenant’s pool allow us to provide the project with high attendance,” – comments Alexey Filimonov, CEO of ASTERA an alliance member of BNP Paribas Real Estate.
